New residential-business complex set to rise in New Belgrade near former Chinese mall

A new residential-business complex of almost 6,400 square meters is set to be constructed in New Belgrade, Block 70, right next to the former Chinese shopping center, which was damaged by fire in January 2024. The company Enjub, a co-owner of the shopping center, has received location conditions from the Ministry of Construction, which is a key step toward obtaining a building permit.

The planned complex will consist of two architectural units, each with two lamellas. Lamellas A and V will have two underground levels, a ground floor, nine floors, and a tenth suspended floor. Lamellas B and G will have similar features but with fewer floors. The building will include commercial spaces on the ground floor, business apartments in Lamella A, and residential units in Lamellas B, V, and G.

Despite the positive steps toward development, the company Enjub has been under financial strain for five years, with its accounts blocked since March 2020 due to debts amounting to nearly 82 million dinars (around 700,000 euros). The company has been operating with only one employee in recent years. The owners of Enjub are Energoprojekt Holding and Kulina doo, both with a 50% share. Energoprojekt Holding is partially owned by businessman Dobrosav Bojović. Kulina’s owners, Miloš Ljujić and Stefani Kostić, have faced legal issues, with Ljujić sentenced to four years in prison for fraud in 2022.
