Serbia’s January 2025 building permits decrease, highlighting residential construction growth

In January 2025, Serbia saw a total of 1,526 building permits issued, marking a 5.5 percent decrease compared to the same period last year, according to data from the Republic Statistical Office (RZS). Of the permits granted, 81.9 percent were for buildings, while 18.1 percent were for other structures.

When focusing only on buildings, 79.8 percent of permits were for residential buildings, while 20.2 percent were for non-residential buildings. Additionally, the majority of other structures were related to pipelines, communication, and electrical lines (68.8 percent), as per the RZS report.

In terms of residential development, the construction of 1,703 new apartments was reported, with an average size of 71.5 square meters. Notably, 13 percent of these apartments will be located in buildings with only one apartment, averaging 140.8 square meters, while 85.4 percent will be in buildings with three or more apartments, with an average size of 60.6 square meters.

The projected value of construction work for January 2025 represents 82.2 percent of the total anticipated value for all construction projects.

Regional distribution shows that the greatest construction activity is expected in the Belgrade region, accounting for 37.4 percent of the projected value. The Juznobačka region follows with 8.3 percent, the Zaječar region with 7.6 percent, the Srem region with 7.2 percent, and the Šumadija region with 6.3 percent. Other regions make up between 0.4 and 5.6 percent of the total construction forecast.
