A Czech company plans to build a complex near Star Forest, 4,000 euros per square meter

The Domoplan company from Brno, a member of the Czech Fipox Group, plans to start construction of the Residence Arboleda complex in the immediate vicinity of the Star Forest in early 2024. The value of the investment is estimated at 22 million euros, and the complex with 49 apartments will be the first investment of a Czech company in Serbia.

In this way, Domoplan will join other Czech companies that are building residential and business complexes on the Belgrade real estate market.

“We have received all the necessary permits from the Belgrade authorities to start construction in the first quarter of 2024,” the owner and founder of Domoplan TomaÅ¡ Vavrik confirmed for the Czech portal e15.cz and added that the price of a square meter in the premium class complex will cost around 4,000 euros.
The Domoplan portal also states that Arboleda will be the only residential complex in that part of the Belgrade municipality of Zvezdara, and that the building is planned to be as energy efficient and self-sufficient as possible. If the price per square meter really reaches 4,000 euros, apartments in Residence Arboleda will be among the most expensive in Belgrade.

According to the data of the Republic Geodetic Institute (RGZ) for the third quarter of this year, the average prices per square meter of new buildings in the capital range from 1,250 euros for the most affordable to 4,000 euros for the most expensive apartments. The title of the most expensive square meter in new construction is still held by apartments in Belgrade on the water, where during the third quarter one residential unit was sold for 9,475 euros per square meter.

The highest average price in residential complexes is reached by square meters in Belgrade on the water and Novi Dorćol, where the average prices are 4,390 and 4,255 euros per square meter, respectively. In third place according to the selling price for now is the settlement of Zemunska kapije with 2,897 euros per square meter.

Although the growth of real estate prices on the Belgrade market has slowed down, it has not stopped, as evidenced by the RGZ data from the November report that apartments have risen in price by 8.21 percent year-on-year in total, taking into account both old and new construction.

The steady rise in prices on the domestic real estate market is probably due to the interest of a growing number of foreign investors in the construction of residential complexes – and lately there are more and more Czech companies among them.

They are led by the company Sebre, which is preparing two large projects. The first is Marina Dorćol with 564 apartments, 39 shops, and 68 business apartments, and the value of the construction of a total of 15 buildings is estimated at around 300 million euros.

Sebre is also developing the Avala Studios Belgrade project on the site of the former Avala Film in KoÅ¡utnjak, where, according to data from the project’s portal, new construction is planned for more than 52,000 square meters, which should also include two new film studios.
