The Commercial Court in Belgrade has confirmed the sale of the “Moravica” hotel in Ivanjica, which was owned by Nova Agrobanka and is currently in bankruptcy. The new owner is Milivoje Đorđević, who acquired the 611-square-meter hotel for a total of 2.175 million euros, according to the court’s decision, which was obtained by Biznis.rs.
The Deposit Insurance Agency (AOD) first announced the sale of the hotel in November of last year, with the auction taking place on December 20. The sale advertisement specified that the minimum acceptable offer was 843,000 euros, the estimated market value of the property.
According to the court’s ruling, the buyer paid the required deposit on time, and the remainder of the purchase price was settled by January 3 of this year. The court referenced Article 133, paragraph 12 of the Bankruptcy Law, which states that ownership of the property is transferred to the buyer once the full purchase price is paid, regardless of previous registrations, encumbrances, or any prior obligations such as tax liabilities.
The decision also instructed that the property’s ownership be registered in the appropriate records and that any encumbrances created before the sale be removed.
The ruling will become final if no appeals are filed within eight days of the decision’s publication on January 27. In 2019, the AOD had attempted to sell the properties of Nova Agrobanka in Ivanjica, including two hotels—”Park” and “Moravica”—and the “Lipa” restaurant building, with an estimated combined value of around three million euros. At that time, only the “Lipa” building was sold, as there were no buyers for the two hotels.
