Development of residential and commercial complex with two buildings and underground parking in Bežanija, New Belgrade

The construction of a residential-commercial building with a layout of Po2+Po1+P+3+Ps is planned in the New Belgrade neighborhood of Bežanija, at Vojvođanska Street 26 and Pere Segedinca. Two buildings (A and B) are planned, with a shared two-story underground garage.

The basement level (-2) includes common communications for both buildings (two passenger elevators, two garage staircases, two halls, two pressure rooms, and two car elevators), auxiliary rooms (heat substation and technical rooms for car elevators), and a garage with 27 parking spaces, two of which are designated for people with disabilities.

The basement level (-1) includes common communications (two passenger elevators, two garage staircases, two halls, two pressure rooms, and two car elevators), auxiliary rooms (water meters, electrical room, sprinkler, two technical rooms, and hydrocil), and a garage with 25 parking spaces, two of which are designated for people with disabilities.

The ground floor of Building A contains three commercial spaces, an entrance hall for the business apartment, an entrance for the residential section, a separate pedestrian access to the garage, and a shared bicycle platform for both buildings in the courtyard. The upper floors will contain residential units, accessible via internal staircases and passenger elevators. The underground levels feature garages and technical rooms connected to the ground floor by garage staircases, passenger elevators, and car lifts. There are a total of 19 residential units, 3 commercial spaces, and 1 business apartment.

The ground floor of Building B will contain two commercial spaces, an entrance for the residential section, a separate pedestrian access to the garage, as well as vehicle access directly from the public area via two car lifts. The ground floor also includes a platform for four containers and a shared bicycle platform for both buildings in the courtyard. Upper floors will contain residential units accessible via internal staircases and passenger elevators, while the underground levels will have garages and technical rooms connected to the ground floor by garage staircases, passenger elevators, and car lifts. There are a total of 20 residential units and 2 commercial spaces in Building B.

The urban planning project is commissioned by Maja Property Rent from Pančevo, with the architectural design created by the Talić Architectural Studio from Belgrade.
