The Secretariat for Environmental Protection of the City of Belgrade has approved the Environmental Impact Assessment (EIA) for the construction of the Marina Dorćol residential and business complex, bringing the Sebre Marina Dorćol company closer to obtaining the necessary building permit. Construction is expected to begin in 2025.
The project envisions a mixed-use complex with a total gross floor area of 195,853 square meters, planned to be built in seven phases. Of this, 81,911 square meters will be dedicated to residential spaces, while 26,880 square meters will be allocated for commercial purposes. The complex will feature 564 apartments, 39 retail units, 68 business apartments, and two preschool institutions. Additionally, the underground garage will offer 1,181 parking spaces.
Located in the historic center of Belgrade on the site of the former Marina Dorćol industrial zone in Donji Dorćol, the project is close to significant landmarks, including the water inlet, the former Thermoelectric Power Plant, and the Belgrade-Pančevo railway corridor.
The project has been designed by the Belgrade-based architectural studio Kuzmanovic-Fiala and the conceptual design was created by Dizajn Arhitektura. The construction will be carried out by Exing B&P, also from Belgrade.
The total investment is estimated at EUR 300 million. The plans for the Marina Dorćol complex date back to 2006, when the city authorities leased the land for 99 years. In 2010, the investment firm GBES announced plans for a large residential and business district with a marina at the site.
