Property taxes in several cities across Serbia are set to increase in 2025, with Belgrade anticipating a five percent boost in revenue from this levy. This increase comes as the price per square meter for taxation purposes rises across all areas of the capital. Residents of other cities such as Novi Sad, Niš, Vranje, Užice, and Aranđelovac are also facing higher property tax bills.
In Belgrade, the expected growth in tax revenue is attributed to the increase in the price of a square meter, which will be applied to all city zones in the upcoming year. The hike in property taxes will lead to a notable rise in payments for homeowners across the capital.
Novi Sad is following suit with an increase in property taxes due to rising square meter prices. Similarly, residents of Užice will experience price hikes in all zones, with lower increases compared to larger cities. In Niš, residents are expected to pay around 10 percent more in property taxes, while Vranje will see the highest rate of increase, with local reports suggesting a 15 percent hike in 2025.
However, the most significant increase will be felt in Aranđelovac, where the local government has decided to raise property taxes by 20 to 30 percent for apartments and construction land. This move follows an assessment of the market value of properties in the municipality between October 2023 and September 2024.
As the new year approaches, it is clear that many residents of Serbian cities will face increased property tax bills due to higher square meter prices and adjustments in local tax policies. Further announcements from other municipalities indicate that additional tax hikes could be on the horizon across the country.
