Public presentation for urban planning of new residential-commercial complex in New Belgrade

The Spatial Planning and Urbanism Agency of the Republic of Serbia has announced a public presentation for the urban planning project of a residential-commercial building with an annex for a children’s institution in New Belgrade.

The complex is planned to be located along Dr. Ivana Ribara Street, near the Sava River.

The project was developed by Projektbiro Arhitektura Dizajn LLC from Belgrade, on behalf of the investor Cubicom LLC, also based in Belgrade. The area designated for the construction spans 21,724 square meters. The building is designed as eight separate blocks with individual entrances, which create an inner atrium.

The concept, according to the documentation, is based on the investor’s project task and emphasizes the need for a modern residential community that offers a “more comfortable, intimate, and safer immediate environment.”

The complex will feature two underground levels, a ground floor, six upper floors, and one recessed floor. On the ground floor, 21 commercial units and an annex for the 11. April preschool institution are planned. The upper floors will contain apartments, with a total of 532 residential units, ranging in size from 47 m² to 100 m².

The gross floor area of the above-ground levels is 52,102 m², while the underground levels cover 26,322 m², bringing the total gross area of the building to 78,424 m².

A total of 806 parking spaces are planned, with 776 located in the underground garage and another 30 on the outdoor parking lot within the parcel.

As shown in the renders, which are part of the urban planning project, numerous sports facilities are also planned around the building, including football, basketball, and tennis courts, as well as a swimming pool. The public presentation will remain open for review until April 17.
