In September 2024, Serbia issued 2,872 construction permits, reflecting a 7.7% decrease compared to the same period in the previous year, according to the latest data from the Republic Statistical Office.
The majority of the permits (85.7%) were for buildings, while the remaining 14.3% were issued for other types of structures. When focusing solely on buildings, 85.6% of permits were granted for residential buildings, while 14.4% were for non-residential buildings. A significant portion of permits for other buildings (75.7%) related to infrastructure projects such as pipelines, communication and electrical lines.
In terms of new residential development, the construction of 3,168 apartments was reported, with an average apartment size of 68.8 square meters. Notably, 10.6% of these new apartments will be built in buildings with a single apartment, averaging 143.2 square meters, while 88% will be in multi-apartment buildings, with an average apartment size of 59.4 square meters.
The total projected value for new construction in August 2024 amounts to 84.3% of the total projected construction value. Regionally, the highest construction activity is expected in the Belgrade region, which accounts for 44.3% of the projected construction value, followed by the Južnobačka region (11.6%), the Srem region (7.9%), the Nišava region (4.7%) and the Zapadnobačka region (4.2%).
