New tourist complex with 245 apartments planned for Kopaonik

A new tourist complex is planned for Kopaonik, consisting of three buildings with a total of 245 apartments, accommodating up to 705 guests. The project is outlined in the Urban Planning document, which has been presented by the Municipality of Brus for public review.

The project investors are two private individuals and the company BSK d.o.o. Belgrade, with the design created by the architectural firm Forma Antika from Niš.

The complex will feature three apart-hotels, each with distinct designs and floor plans. The buildings are planned with varying heights and layouts, providing flexibility for phased construction. The total area covered by the project is approximately 8,988 m².

The architectural and urban design of the complex has been developed across three buildings, with functional zoning into six segments to allow phased construction. The central building will be Building 2, which consists of segments 3, 4, and 5. To the west is Building 1 (segments 1 and 2), and to the east is Building 3 (segment 6).

Project objective and vision

The document highlights that Kopaonik’s current accommodation options mostly consist of apartments without additional amenities or poorly developed weekend villages. These existing structures lack essential facilities for recreation and entertainment, with the summer tourism offerings in the National Park being underdeveloped. The goal of this project is to create a prestigious tourist complex that offers a variety of services, making it one of the key tourist destinations on Kopaonik. The design aims to ensure the complex can operate year-round, catering to visitors both in the winter and summer seasons.

Details of the buildings

  • Building 1: This building consists of two segments, providing 74 apartments—42 in the first segment and 32 in the second. The basement is used for a parking garage with 86 spaces, including six reserved for people with disabilities and two for electric vehicles with charging stations. Additional facilities include conference halls, a restaurant with a kitchen, and multifunctional spaces that can be adapted for business or sports activities. The ground floor houses the reception and related services, while the gallery above is designated for guest entertainment and relaxation. The two lower levels (Suterens 1 and 2) will feature a café bar and business spaces. The attic will accommodate technical and auxiliary rooms.
  • Building 2: This structure contains 129 apartments spread across three segments. The parking area offers 132 spaces, including 10 for people with disabilities and three for electric vehicles. The basement has three levels that include garages, ski storage, and technical rooms. Suterens 1 and 2 will feature a restaurant, café, gym, and conference rooms. The ground floor will have the reception and apartments, with an upper gallery for additional entertainment and business services. Higher floors will consist of various apartment types, with the attic providing auxiliary rooms.
  • Building 3: With 42 apartments, this building has 42 parking spaces, including two reserved for people with disabilities and one for an electric vehicle. The basement will include garages and a multifunctional space that could serve as a casino or for other business or recreational purposes. The ground floor will house the reception, while the gallery above will feature a café. Each floor will contain apartments, and the attic will be used for technical and auxiliary rooms.

Phased construction

The construction of the complex will be carried out in phases:

  • Building 1 (Segments 1 and 2): Construction will be divided into two phases, with each segment built individually. The basement will be completed first, providing the necessary infrastructure. The upper sections of each segment will be built to form functional units.
  • Building 2 (Segments 3, 4, and 5): Construction will be carried out in three phases. The first phase will complete the basement and subterranean levels of all three segments, including the central segment (Segment 4), up to the ground level, to ensure functional integration. The second and third phases will involve the construction of Segments 3 and 5.
  • Building 3 (Segment 6): This building will be completed in a single phase, ensuring complete functional and technical integration.

The public presentation of the project will be open until December 24.
